    • How do growth companies handle their space needs in successive stages of their evolution? Most studies of workspace changes have dealt with existing large companies rather than with small and growing companies. As publications extolling the 'new economy' multiplied, few people seem to have noticed that the eager converts who espoused new office layouts for networking tended to be large, old and mature companies (see e.g. Rifkin, 2000). A dominant theme has been how these companies can transform their facilities so that changes in work practices brought about by networked personal computers, web tools and mobile telecommunications can be accommodated and exploited. It is rare that there is an analysis of how small and growing firms manage their needs for space; when O'Mara (1999) discusses incrementalism in this context, it is an exception.

    • Purpose The purpose of this paper is to deal with two major issues: what alternatives does a manufacturing company have when current office space use is not sufficient, or it exceeds its needs, following changes and business transformation; and second, what principal factors (in particular Facilities and Corporate Real Estate Management factors) must be taken into account in the decisionmaking process about possible relocation? The corporate real estate of manufacturing firms in the Western countries is very much similar to that of the service sector. When compared to property devoted to service activities only, the inertia of manufacturing companies is apparent only, because a large part of the premises are in fact offices that, to various extent, are connected to warehouses, laboratories, factories and manufacturing units that cannot be relocated. For this reason it is necessary to devise intermediate alternatives between staying on the current location or total relocation. Design/methodology/approach This paper is based on literature studies of company locations in a European and global context, with two independent surveys from two different geographical areas: northern Italy and Sweden. Despite the different aspects considered in the surveys, common conclusions can be made for a general understanding of how facilities management factors influence location. Findings The model described in this paper organizes location alternatives when space changes are required, especially by European manufacturing companies. Practical implications The model is a tool for decision makers when analysing and structuring their location needs. Originality/value The paper is a pioneering work of classification of intermediate alternatives of partial relocation.

  • Facilities Management of the Offices of Growth Firms: Phases and Location

    • What relations can be found between the concepts of "growth firms" and "facilities management"? As firms grow and expand their facilities together with the facilities related services, they must in some way fulfil the increased and changing needs during the development of the growth firms. Managing the facilities implies a multitude of related activities, which require skills that have to be developed internally or are acquired externally. The studies aim to investigate two research questions: the first is: How do growth firms handle the facilities management of their offices in successive phases of their evolution? A theoretical approach links facilities management to theories of growth firms. A major part of this thesis concentrates both conceptually and empirically to a lifecycle model that has its focus on the development of facilities management for growth firms. The three-phase model is formulated and consists of an entrepreneurial, a managerial, and a consolidation phase for growth firms. This growth phase model was used as a tool for analysis of both qualitative and quantitative studies. The qualitative study focuses on spatial expansion of six growth firms in the Gothenburg region that is then followed by a survey that covers the whole of Sweden with a 40% response rate from 967 growth firms. Among the findings it is revealed that firms that decide to enter a curriculum of FM development also have the lowest age in fulfilling general growth criteria, i.e. firms that grow faster also apply more FM than other firms. Those firms are represented by all major business sectors. In the final part of the covering paper the initial lifecycle model of FM is adjusted to a new concept according to the findings of the research project and the phases are given new characteristic names, i.e. factotum, struture, and balance. The facilities are related in some way to the surrounding world, whereby location issues are also involved in the pursued studies. Internal and external factors influence that development of FM in firms, the second research question is thus: What patterns can be found between facilities management of offices of growth firms and their location? In this thesis, location issues and FM are related in various foci: (1) single site locations are compared to multisite locations, (2) location alternatives, i.e. city cores, suburbs, rural area and company parks and (3) relocation. A model is created based on facilities management issues related to location and business cycles.

    • This paper aims to highlight the role of facilities management (FM) for new technology-based firms (NTBFs) that are located on respectively off Science Parks. It incorporates FM as a contributory background element in the enhancement of the entrepreneurial environment, which is one explanatory factor of the superior performance and growth of NTBFs located inside Science Parks. Differences in location preferences between on and off park NTBFs are brought into evidence in this paper by means of an extensive quantitative survey. This resulted in the finding that the proximity to university is especially signi ficant among NTBFs inside parks. Furthermore, infrastructure has high significance in both groups whereas significance of facilities cost differs in range of significance. In a model it is argued that FM indirectly contributes to beneficial scenarios for interaction, interfirm relations and networks that can be found particularly in Science Parks. A discussion and a set of hypotheses in the conclusive part link FM and location issues to the performance for NTBFs. © 2005 Elsevier Ltd. All rights reserved.
