    • In Sweden, approximately 1.4 million dwellings were built 1946–1975. Today, a considerable part of these are in need of renovation for various reasons. Research results, as well as experiences and outcomes from renovation projects could facilitate in performing more efficient renovations. As an aid for further research, this paper aims to compile and review relevant literature that may support in choosing a renovation strategy as well as decisions on renovation measures. The focus of this paper is research on status determinations, renovation strategies and renovation measures. Differences and similarities within these areas are presented through the analysis of 234 relevant references. The results show that renovation of multifamily buildings in temperate climate conditions is widely researched. The included research has a strong energy focus, and while other aspects of renovation are researched as well, they are not as strongly represented. Status determinations are often based on data from national databases that include useful information that could help alleviate decision making in the renovation process. This study suggests that future research should be conducted on the effect of such databases on the renovation process. This study also shows that there are numerous renovation strategies, and while there are both in-depth and broader strategies, these are seldom connected. Finally, there are many references evaluating various effects of the application of renovation measures, but some effects and measures are more widely researched than others. This study lays a strong foundation for further in-depth research on the reviewed articles, reports, and theses.

    • Still, the building sector in Sweden repeatedly fails in using experiences from both fulfilled projects through feedback and existing research information. The use of earlier results would be beneficial for the process of developing appropriate and competing product and services, and would help avoiding crucial mistakes that risk the functionality of constructed buildings. It is also important to know the quality of the information to be able to make relevant risk assessments of constructions and decisions. Particularly because of the interdisciplinary nature of building renovation procedures, there is an urgent need for a comprehensive base of knowledge and a quality model, taking into account research and practical experience. As part of a five year research project on the interdisciplinary renovation of buildings, this paper proposes a start to synthesize existing research and experience of renovations. A synthesis of a number of profitability analyses of renovation projects was performed. It will give examples of existing information and how it is accessed. The result will function as a pre-study of a tool that will be continuously improved and extended over the coming years. It will be part of the work of Swedish National Renovation Centre with the aim to optimize the renovation process in an interdisciplinary manner.

  • Assessment of sustainability aspects when making pre-renovation decisions

    • A considerable amount of Europe’s building stock needs to be renovated. The most common reasons for carrying out renovations are acute technical issues or the expiring life span of a building or its components. Other common reason for building owners to carry out renovations in their building stock are high costs for maintenance and operation, and a high energy demand. Furthermore, the construction and real estate sector have been found to be among the greatest contributors to greenhouse gas emissions and energy use and to increase the incentive to renovate the European Union (EU) has a strategy that include the initiative “Renovation wave”. Approximately one third of all multi-family buildings in Sweden need to be renovated, especially multi-family buildings and schools constructed during the record years. Buildings can be seen as our most complex and durable consumer goods. Subsequently, in renovation projects, decision-making is also a complex matter and during the initial evaluation phase of a renovation project it has been seen that there is a lack of time, knowledge, information and tools to make decisions. The hypothesis in this thesis is “Building owners do not, in a systematic way, take into account and manage sustainability aspects in pre-renovation decisions”. The hypothesis was investigated by seven studies that have been carried out by using different methods, such as case studies, surveys, action research, documentation, and literature studies as well as life cycle assessments including scenario and sensitivity assessments.First a literature review on different renovation strategies that could support in including sustainable aspects systematically within the areas of economy, environment and social was conducted. The review showed that there are several strategies to support decisions of sustainability aspects in a renovation process. The problem does not seem to be lack of strategies but rather the implementation of existing strategies as well as continuous development of the strategies.Therefore, the building owners´ consideration and implementation of a number of sustainability aspects were further investigated. Within the category ‘economic aspects’, the focus was on energy costs and profitability. For the category of environmental aspect, focus was on energy use and climate change potential. Social aspects mainly included indoor environmental quality, but also other social aspects that came to light during the performed case study.When analysing previous renovation projects, it was evident that information from earlier renovations was limited. It seems, in these cases, that there is a lack of systematic documentation about how the information before a renovation was generated. Information seems to be missing or linked to an individual person. Systematic feedback and exchange of experience is therefore vulnerable as people change jobs or retire which complicates the transfer of knowledge to future renovation projects. When following the early phase of a school renovation it was evident how important earlier experiences were. The discussions that were carried out in the early planning phase were, to a great extent, due to the earlier experiences from the included participants.Finally, climate change potential for energy renovation measures was assessed. The results showed that if the energy mix is assumed to change in the future, with less fossil fuel and more renewable sources for electricity, the assessment of energy renovation measures is important to perform. The minimum and maximum variation in materials´ climate change potential show that assessment of different choices of materials should always be carried out before a renovation measure is performed.Based on the results from the performed studies, the hypothesis in this thesis is partly proven. Building owners have started to manage and treat several sustainability aspects in pre-renovation decisions. Methods to consider sustainable aspect of energy use was found to be much more developed than methods to consider aspect such as climate change potential that is in the beginning of the development. A variation of social aspects is treated in different renovation projects but more depending on what is considered to be of importance, than with a systematic approach. However, sustainability aspects are not yet managed in a systematic way. Even though there are several renovation strategies and frameworks with methods and tools available, these are not yet implemented and used in a systematic way by building owners. Furthermore, common for all aspects, there is a need for building owners to adapt the renovation strategies aspect to the conditions of their company and the specific renovation project.

  • Building status obtained before renovating multifamily buildings in Sweden

    • The aim of this study was to analyse how energy use, building physics properties and indoor environment data have been obtained in the initial evaluation phases of multifamily building renovations in Sweden. Between 1964 and 1975, approximately one million homes were built in Sweden. These buildings are now in need of renovation. To perform proper status assessment of a building before a renovation is important both to make decisions on renovation measures on correct information as well as to be able to perform follow-ups of renovation projects. The analyses in this study was performed with questionnaires in eight case studies. Studied data included energy use, building physics properties and indoor environmental factors. The study shows that information about a building's status, and the subsequent renovation process, is often linked to one or just a few people involved in the project without any systematic documentation. When they leave their employment, due to changing jobs or retirement, documentation about the condition of the building, material choices and decision processes is often lost.

  • Early decision-making for school building renovation

    • Purpose: The purpose of this study was to evaluate how decisions are taken in the early stages of a renovation project, up to the design brief, leading up to the decisions on how to proceed with the renovation in the design phase. Although many technical solutions are visualised in the design phase, it is in the early evaluations of needs and demands, leading up to the design brief, that set the requirements for viable solutions in the design and production phases. Design/methodology/approach: The study was carried out as a longitudinal case study of the planning phases of a school renovation. The studied buildings were researched by document analysis and by attending meetings over a four-year period between the building owners and the municipality. Findings: Aspects such as technical status, energy use and indoor environment in the buildings were not discussed to any great extent. A few inventories were carried out in the buildings to establish their technical and accessibility status. The aspects mainly discussed in the studied renovation project have been: accessibility, functionality with respect to teaching and learning requirements in addition to architectural and cultural values. Originality/value: This study illustrates the comprehensive analysis needed when renovating a building and on difficulties of addressing and evaluating all the viable aspects of concern. It also shows that this planning for a renovation is not a straight line but rather a process where conditions are continuously changing.

    • Med utgångspunkt i Miljöbyggnad, det svenska miljöcertifieringssystemet, har en skolbyggnads status utvärderats. De bedömda indikatorerna inom energi, inomhusmiljö och material gav en bred och övergriplig bild av byggnadens skick och utvärderingen ger en bra grund för det fortsatta arbetet. Skolbyggnaden Kullagymnasiet i Höganäs, Skåne, bedöms nå certifieringsnivån brons, vilket minst motsvarar samhällskraven för de indikatorer där samhället ställer krav. Av bedömningen framgår det tydligt att byggnaden har god luftkvalitet men inomhusmiljön behöver förbättras både inom fuktsäkerhet och det termiska inomhusklimatet. Utifrån statusbedömningen av byggnaden föreslås lämpliga åtgärder och även dessa har utvärderats med hjälp av Miljöbyggnad. Möjlighet till förbättring finns för byggnaden inom samtliga kategorier: energi, inomhusmiljö och material.

    • Nationellt Renoveringscentrum (NRC) bildades 2013 för att arbeta med kunskapshöjning och informationsspridning om en effektiv renoveringsprocess. Centret siktar på att samla och föra vidare kunskap om hur renovering av befintlig bebyggelse kan genomföras både effektivt för involverade aktörer såväl som socialt, ekonomiskt och miljömässigt hållbart för samhället. Kunskap från både akademi och näringsliv samlas och sprids på en bred front. Renoveringsbehovet i Sverige idag sträcker sig över hela landet och över hela det byggda beståndet (offentliga lokaler, kontorsbyggnader, villor samt inte minst flerbostadshus.)

    • Abstract: The aim of this study is to assess the impact of the uncertainties of life cycle inventory (LCI) data for energy use and materials in life cycle assessments of standard energy renovation measures carried out in multi-family buildings in Sweden. Five energy renovation measures were assessed with regard to their climate change potential. Modules A1–A3 and module B6 were included in the assessment and the functional unit, 1 m2 heated floor area of a renovated building fulfilling the Swedish building regulations and with a calculation period of 20 years, was used. The uncertainty of LCI data for materials and energy were assessed using the Ecoinvent data quality system. This study shows that with two different energy mixes, all renovation measures result in a decrease in the climate change potential. The five renovation measures used in the simulations, with and without consideration to uncertainties, show a lower climate change potential when carried out than when not carried out. It is also shown in this study that the inclusion of the uncertainties of the input data did not have any impact on the overall decisions to renovate or not to renovate. However, this should not be regarded as a general conclusion. If a renovation measure were to have a higher level of material use, or if the “Future energy mix” were to be improved, uncertainty considerations could become much more important from a climate change perspective. Article Highlights: All assessed energy renovation measures show a decrease in their climate change potential when carried out.The energy renovation measures with the largest decreases of climate change potential are also the measures with largest energy saving potential.When uncertainties are considered, there are no overlaps in the results when carrying out or not carrying out a renovation measure.

    • The building industry has a major impact on the global carbon emissions, the use of natural resources and generation of waste. A drastic change is needed for this industry to be a part of a sustainable future. Within this research, a case study is performed to investigate how cultural values of a building can be preserved when energy efficiency measures are taken, with a low global warming potential (GWP). Keeping the cultural values of the red brick façade, the original window shape and the natural stone in the plinth, there is still an energy saving potential of halve the energy use for space heating. The GWP of the measures taken is strongly dependent on the energy mix in the district heating system.

    • Bostads- och servicesektorn i Sverige står idag för ungefär 40% av Sveriges totalaårliga energibehov (Energimyndigheten, 2021). Förutom detta används en stormängd energi för nyproduktion, underhåll och rivning av byggnader. Att minskaenergianvändningen i byggsektorns hela livscykel är en nyckel för att nå uppsattaenergi- och klimatmål. I detta projekt analyseras vad som är bäst ur ettenergiperspektiv, men även avseende global uppvärmningspotential, om enbefintlig byggnad antingen ska rivas och ersättas med en ny energieffektiv ellerom den ska renoveras och isåfall hur.Ett faktiskt projekt i centrala Lund ligger till grund för analysen. Fem huskropparpå fastigheten Sjuksystern 2, en del av sjukhusområdet, behöver rivas för att geplats för sjukhusets vidare expansion. En analys har utförts avseende energibehovför uppvärmning vid olika renoveringsåtgärder, möjlighet till återbruk av materialoch nyproduktion av byggnad med samma utformning som den befintliga.Analysen utgår från de kulturvärden som finns i byggnaderna och platsen.Eventuella renoveringsåtgärder och gestaltningen av den nya byggnaden somanalyseras är alla utförda för att bibehålla de kulturvärden som framkommit vidintervjuer av tidigare brukare och arbetare på platsen, besiktning av byggnaderoch inventering av platsen.Både mjuka och hårda kulturvärden lyftes fram, där några av de mjuka värdenaöversattes till hårda värden, för att kunna inkludera i de framtida byggnaderna.3 (52)Energibehov för uppvärmning beräknades för den befintliga byggnaden, vid valdaenergieffektiviserande åtgärder och för en nyproducerad, mycket energieffektivbyggnad. Global uppvärmningspotential beräknades även för de olikaalternativen.Resultatet visar att det går att minska energibehovet vid renovering med upp tillhälften av det ursprungliga behovet med åtgärder som bibehåller kulturvärden;vindsisolering, invändig ytterväggsisolering, installation av FTX och byte avfönster. Ett alternativ till fönsterbyte är att byta den inre glasrutan mot englaskassett. Energibehovet för uppvärmning minskar betydande även för dettaalternativ, samtidigt som kulturvärden i befintliga fönster kan behållas.Vid beräkning av global uppvärmningspotential (GWP) för de olikaenergieffektiviserande åtgärderna har val av energimix för uppvärmningavgörande betydelse. GWP från valda material är också avgörande för resultatet.För att de åtgärder som minskar energibehovet för uppvärmning mest ska minskatotal GWP behöver åtgärderna för ett energiscenario med låg GWP vara utfördamed material med låg GWP. För alla andra energiscenarion minskar GWP ävenför åtgärder utförda med material med högt GWP.Vid behov av åtgärd på fönster testades alternativen att behålla, byta innerglas tillLE-ruta, byta innerglas till glaskassett eller att byta fönstret. Att sätta in englaskassett beräknas till att minska energibehovet med 8%, jämfört med 13% förett nytt fönster. Beroende på val av energimix ger de olika åtgärderna olikaresultat för GWP. Värt att notera är att installation av ett nytt fönster kan innebäraen högre total GWP trots avsevärd energieffektivisering medan en glaskassettalltid ger en lägre GWP oavsett val av energiscenario.Beroende på val av energiscenario kan GWP från en nyproducerad mycketenergieffektiv byggnad vara högre än vid renovering av en befintlig. Även om ennybyggnad har en lägre energianvändning än den befintliga byggnaden såresulterar en nybyggnad i högre GWP, vid energiscenario I-III som används idenna studie. Återbruk av tegel ger en något lägre GWP vid nyproduktion avbyggnad. Det möjliggör dessutom bevarande av kulturvärden vid en eventuellrivning av befintlig byggnad.
