    • Under 1970-talet täcktes originalfasaderna på många äldre flerfamiljshusav material som krävde mindre underhåll såsom plåt och skivmaterial i samband med tilläggsisolering. Idag står dessa byggnader inför nya renoveringar med högre krav på energiprestanda. Denna studie berör två bostadsområden där man planerar eller nyligen har genomfört en omrenovering. Med omrenovering menar vi en större renovering för energieffektivisering och där möjligheten finns för återskapande av värden som gått förlorade i tidigare renoveringar. Enkäter och intervjuer med boende genomfördes för att svara på frågorna: Hur ser de boende på renoveringarna? Vilken betydelse har byggnadernas historia och kulturhistoriska värden för dem? Vilken betalningsvilja finns för energibesparing, inomhuskomfort och kulturvärden?

    • Byggnader har av EU [1] pekats ut som den enskilt största sektorn för att spara energi och minska utsläppen av växthusgaser. De största vinsterna finns att hämta i den befintliga bebyggelsen och EU föreslår strategier med omfattande renovering för att uppnå målen. I det här forskningsprojektet har flerfamiljshus uppförda före 1945 studerats. Många har redan varit renoverade med tidigare energibidrag och då förvanskade vad gäller ursprungliga arkitektoniska värden, men står nu inför nya behov av renovering. Tre frågor har varit i fokus: Vad finns det för information om de här byggnaderna? Vilken information behövs för att skapa strategier för hur de kan renoveras? Vad finns det för möjligheter att energieffektivisera samtidigt som kulturvärden bevaras eller till och med återskapas i en andra större renovering?

  • Om-renovering: Möjligheter för energieffektivisering och återskapande av kulturvärden när flerbostadshus renoveras på nytt

    • Projektet har undersökt möjligheterna att återskapa estetiska och historiska karaktärsdrag av flerbostadshus som blivit förändrade i samband med tidigare energisparprogram samtidigt som nya energieffektiviseringar kan genomföras, en process som vi valt att kalla för om-renovering. En om-renovering skapar möjligheter för energieffektivisering men också att uppnå mål om en god bebyggd och gestaltad livsmiljö. Projektet har studerat om-renovering ur ett helhetsperspektiv vilket inkluderat energibesparingar, arkitektur och kulturvärden, genomförbarhet samt sociala värden. Studien har fokuserat på flerbostadshus uppförda före 1946 i Göteborg. Flera metoder och angreppsätt har använts i fyra delstudier. En första delstudie var en inventering av ungefär en tredjedel av flerbostadshusen uppförda före 1946 i Göteborg. Målet var att undersöka hur husen har renoverats och deras status idag, med fokus på yttre synliga ändringar. Till inventeringen lades information från energideklarationer om energiprestanda vilket gjort det möjligt att undersöka samband mellan energiprestanda och renoveringar. Inventeringen visar att det är svårt att fastställa generella samband mellan tidigare renoveringar och energiprestanda med de sammanställda data. Slutsatsen är att inventeringar på fastighets- eller byggnadsnivå är nödvändiga för att ta rätt beslut vid nya energieffektiviseringar. I en andra delstudie gjordes fallstudier av fyra fastigheter med landshövdingehus, tre som omrenoverats och en som genomgått en första större renovering. Fallstudierna beskriver motiv för återställande av träfasader och ambitioner för energibesparingar. Det finns inga krav på återställande vid bygglov. De motiv som framkommer pekar istället på ekonomiska och estetiska drivkrafter för om-renoveringar. Energieffektivisering var bara ett uttalat mål i ett fall och energibesparingarna blev lägre än vad som krävs för att uppnå våra svenska energimål. Om-renoveringarna är en kompromiss mellan vad som uppfattats som estetiskt tilltalande och vad som varit ekonomiskt eller tekniskt genomförbart. Översyn från myndighetshåll av energieffektiviseringar och kulturvärden framstår som bristfällig. En tredje delstudie har studerat de boendes syn på kulturvärden i boendemiljön i tre av de ovan nämnda fallen. Studien visar ett statistiskt samband mellan trivsel och uppskattning av kulturvärden. De boende känner till sitt hus’ historia och uppskattar den. En del boende, särskilt de som bott länge på samma ställe, har en egen relation till husets och områdets historia. För andra, här representerat av flera yngre som bor i en äldre fastighet, är äktheten inte lika viktig vid ett återskapande som atmosfären. Slutligen, i en fjärde delstudie undersöktes energi- och klimatpåverkan från om-renoveringen i en av fallstudierna. Studien pekar på att återbetalningstiden för den inbyggda energi- och klimatpåverkan är strax under 25 år och därmed kortare än livslängden för material och komponenter som använts (om renoveringen antas ha en livslängd på 50 år). En jämförelse mellan en återställd träfasad och en fasad med moderna fibercementplattor är till träfasadens fördel ur ett klimatperspektiv men inte vad gäller inbyggd energi. Rapporten avslutas med rekommendationer för konsulter, fastighetsägare och handläggare på kommuner och andra myndigheter som arbetar med frågor kring om-renovering.

    • Swedish multi-family buildings constructed before 1945 constitutes an important part of the national built heritage. However, the majority does not have a formal heritage protection. Part of this building stock has already been renovated, notably through earlier energy saving programmes where additional exterior insulation, new façades and windows were frequently installed with little consideration for the original architecture. Now, 40 years later, these buildings face new renovations. This provides opportunities to improve the energy efficiency, indoor climate and user comfort. At the same time, the original architectural and historical characters lost in previous renovations could be recreated. In this paper, an inter-disciplinary research team illustrates the challenges met in practice to reach a sustainable renovation based on three cases. The case buildings are so-called "Landshövdingehus”, constructed in the 1930s and owned by a public housing company. The relations between building physics, energy efficiency, embodied energy, and the effect on heritage aspects in renovation are studied. The results demonstrate the potential to reach 30% calculated energy efficiency without investing in ventilation systems. When comparing embodied energy to savings in operational energy a short payback time is achieved. However, focusing on the replacement of windows, the cases illustrate difficulties to recreate heritage values at same time as achieving an air-tight and energy efficient construction. In order to improve the results from a heritage point of view, there is a need for quality assurance of the renovation and building permit process.

Ofta handlar det då om byggnader som redan är renoverade och skall genomgå en andra större renovering. Vid renovering av äldre flerbostadshus behöver bevarande av kulturmiljö beaktas. Frågan är hur man kan modernisera för dagens krav på bland annat energieffektivitet samtidigt som den ursprungliga kulturmiljön bevaras eller till och med återskapas? Även de boendes prioriteringar och betalningsmöjligheter är en starkt påverkade faktor.

  • Residential movements in connection to renovation of rented multi-residential housing: A pilot study

    • Residential movement and displacement as an effect of renovation has earned attention and also affected renovation practices in Sweden. While statistical studies have linked deep renovation to residential movement and displacement, there are no recent studies that investigate why people move or remain in housing areas that are renovated, and if and how the relocation is determined by the renovation. A pilot study was initiated as a means to develop a methodology to study residential movement in connection to renovation. In this paper, methodological considerations are discussed based on 31 interviews (face-to-face and telephone) with movers related to 34 municipally owned rented housing areas about to undergo renovation, as well results from a questionnaire sent to two finalised renovation projects (N=113). So far, the pilot study indicate that few relocations can be linked to the up-coming or finalised renovation in the studies cases. The questionnaire that was sent out to remaining tenants had a low response rate of 29%, and the efficiency of using questionnaires is discussed.

  • The voices of vulnerable tenants in renovation

    • This paper focuses on the intersection between agendas for housing renovation and social politics for ageing-in-place and social integration of people with psycologial disabilities. The aim is to understand how elderly tenants and people on a longer sick leave are affected by a renovation. In a sample of 79 interviews, 34 tenants decided to permanently relocate as a results of a renovation. When the renovation is a driver for permanent relocation, tenants do so to avoid disturbances and temporal evacuation. If the home is subjet to a comprehensive or deep renovation, rent increases is another reinforcing factor to relocate. While tenants that move prior to a renovation worry about how the renovation will affect their daily life and their economy, tenants that move after the renovation do so because they are dissatisfied with the results of the renovation. The findings calls for awareness for how housing renovation will affect vulnerable tenants and highlights the need for the design or appropriate communication strategies.

  • Value creation by re-renovation – focus on the user perspective

    • Historic multi-residential buildings that have been renovated at an earlier occasion are today facing new interventions. Re-renovation defines a concept for a second major renovation which opens up for the possibility of re-creating architectural and heritage values that has been lost in earlier renovations at the same time as demands for modernisation, energy efficiency, and economy are met. This paper focuses on what values heritage and historic buildings represent for residents, how they perceive the effects of energy renovation, what building elements they appreciate, and the implications for carrying out re-renovation. An empirical study of two cases with rental and owner-occupied housing has been applied combing a questionnaire survey (n= 83) and interviews (n=9). Findings indicate that historic buildings create values for their residents which should be considered by property owners when planning a renovation or re-renovation. Methodologically, asking residents about heritage values is challenging and the paper provides suggestions for further research in the field.

    • The gap between energy policy and potential energy savings through renovation, and what is carried out in practice has been in focus of previous research. Various influencing factors such as economy, organisation, and social relations versus tenants has been studied to design guidelines to bridge this gap. There is a lack of empirical studies of how renovation is planned, and what factors will influence the renovation measures that are implemented. This paper takes the starting point in 42 on-going and planned housing renovation projects 2018 - 2021 carried out by three municipal housing companies in one major Swedish metropolitan area. Based on the character of these, three main types of housing renovation are defined. The most current type of renovation is bathroom and piping while climate envelope renovation and deep renovation are less common. Energy saving is decoupled from renovation activities which will have implications for implementation of policy for energy efficient renovation.

    • The existing housing stock is constantly in need of maintenance and renovation. Previous research has showed that renovation projects may force tenants to move involuntarily, and there is a correlation between the scale of the renovation project, the economic consequences for the tenants, and the relocation frequency. In this paper, the aim is to identify the reasons for tenants' choice to relocate, based on both quantitative and qualitative data. This paper is based on material from a larger study of tenants' experiences of housing renovation and their decision to relocate. From a large empirical material of 426 personal interviews with tenants living in municipally owned rental apartments within the city of Gothenburg, 117 respondents were identified, whose choice to relocate were directly linked to the renovation process. The interviews were transcribed, analyzed and coded into different categories. Preliminary results show that the majority of relocations that occur in connection to renovation projects are in fact not related to the renovation process in itself. The primary reason to move was to upsize, to move in with a partner, to move from rental to home ownership, and to live in another area. Arguments directly connected to the renovation process were to avoid the disturbances connected to living in an apartment while it was being renovated, or avoiding being evacuated and having to move several times, and avoiding the economic consequences of rent increases after the renovation. The results illustrate the vital role of the property owner in planning and organizing the renovation projects in order to minimize the disturbances for the tenants. It supports the current trend to divide renovation projects into smaller segments, applying more diverse strategies and avoiding one-size-fits-all-approaches to renovation.

    • Cultural value and heritage have been identified as necessary for a sustainable living environment, alongside environmental concern and energy efficiency. In this study, multiple methods, i.e., life cycle assessment, payback, and questionnaires and interviews with tenants, and empirical data from a recent energy renovation of a multi-residential pre-war building with wooden construction were used to analyse the impact of the renovation on cultural and aesthetic values, environmental impact, financial payback time, and user satisfaction. In the energy renovation, the façade, which had been disfigured in an earlier renovation, was recreated to resemble the original architecture. The main questions are: What impact has the recreation of the façade on the environmental payback time in comparison to a more conventional renovation? What are the consequences for the user satisfaction and financial return on investment? The results show that the recreated façade has improved the building’s aesthetics without compromising the environmental benefits. It also resulted in better thermal comfort, which is highly valued by the tenants. The improved aesthetics are also appreciated by the tenants, but to a lesser extent. Financially, the renovation is estimated to be not viable. Results of this study can be applied in the decision-making of similar renovation projects

    • The Swedish housing stock is once again in focus for national energy savings, as it was after the oil crises in the 1970s and 1980s. The contemporary debate has a one-sided focus on energy savings and barriers for implementation of existing energy efficient renovation measures but also on large stock of industrialized housing built after 1960. The need for renovation is equally urgent in older stocks of housing, also in those that already have been renovated but are in need for further interventions. In this paper we focus on multi-residential housing built before 1945 in Gothenburg, Sweden, representing cultural and historical heritage values. The opportunities to ensure high energy efficiency with new measures in a second renovation should aim to find a balance with heritage values, social values, function, aesthetics and management aspects. In order to get an understanding of the conditions of the stock in focus, we apply both a top-down and bottom-up approach. In the top-down approach, data are gathered from different sources such as energy performance certificates, the national property register, and geodata from the City of Gothenburg. By combining information from these databases, three data subsets have been defined for the bottom-up approach: non-renovated buildings, buildings renovated to a small extent and buildings renovated to a large extent. Three case study buildings were selected out of these data subsets. The choice of renovation strategy differs between the cases. Case study building 1 has been left virtually untouched while case study building 2 and 3 have been renovated to different extent. The next step in this research project is to identify suitable renovation alternatives for these building typologies.

  • Determining spatial characteristics for circular building design: The case of kitchen alterations

    • Kitchens are frequently altered leading to unnecessary material flows. End-users’ wishes to customise their kitchen based on their changing priorities have been recognised as one cause for frequent alterations. Complementing previous research investigating kitchen alterations, this paper focuses on the spatial characteristics of the room. Spatial characteristics have been identified as determining factors for developing circular solutions for kitchen design which could reduce the extent and impact of alterations. Eleven households in Swedish villas, apartments, and terrace houses have been interviewed about their kitchen alterations to answer the research questions: What spatial alterations do they implement? and How could the spatial design of kitchens be formulated to support a circular built environment?. The outcome of the alterations has been documented through floorplan drawings and photographs. Based on the findings exemplifying end-users’ alterations, circular design strategies are recommended for the spatial design of the kitchen. These strategies have the potential of slowing the loops by enabling end-users to reshape their kitchen without extensive alterations and decreasing resource use and waste production. In conclusion, this paper urges professionals in the kitchen industry to use the formulated circular design strategies to create a building stock that is part of a circular economy.

  • Foresights from the Swedish Kitchen: Four Circular Value Opportunities for the Built Environment

    • This paper examines the kitchen as one relevant part of the home that is highly affected by frequent replacements, renovations, and a short service life. The aim is to discern circular value opportunities for the built environment by examining stakeholder activities and the value proposition associated with Swedish kitchens. The paper answers the research question ‘Which aspects in stakeholders’ value proposition of kitchens might contribute to future circular housing design?’. The empirical material was collected through a workshop, interviews, and a focus group session. The data were analysed using qualitative content analysis while applying value mapping as an analytical framework. Four opportunities for circularity were identified: (1) aligning spatial and product design for a circular economy, (2) considering end-user perspectives and demands, (3) formulating regulations informed by research, and (4) developing circular products and services through collaboration. While some of these opportunities have already been emphasised in previous literature, the most distinct contribution of this paper is that it reveals the importance of spatial parameters when transitioning towards a circular housing design. The methods and results of this paper may be adapted to various building components to create a system-level circular economy in the built environment.

    • This paper aims to contribute to the development of spatial criteria for adaptive capacity, which is identified as one important factor for the transition towards more circular housing design. The paper focuses on the kitchen, as an important function of the home which is connected to large resource flows and is exposed to frequent renovations and replacements. This paper identifies spatial characteristics of the kitchen and evaluates their potential to accommodate circular solutions focusing on adaptive capacity. As a first step, previous literature on the spatial characteristics of kitchens and indicators that support adaptability is reviewed. These are then used to develop an analytical framework to assess the adaptive capacity and circularity potential of 3624 kitchens in contemporary Swedish apartments. A qualitative approach in combination with quantitative methods is employed to analyse the selected sample. The main contributions of this paper include its spatial analytical framework, its descriptive presentation of contemporary kitchen and apartment designs, and its adaptive capacity assessment of the studied kitchens. The results point out that although the over-capacity of the floor area of kitchens and apartments can have significance for adaptability, it is not the only determinative spatial characteristics. The windows' location and distribution, the number of door openings and traffic zones, the shafts’ location and accessibility from multiple rooms, the room typology and the kitchen typology can improve the adaptive capacity and circularity potential of kitchens and dwellings. The findings show that in contemporary floorplans advantageous design solutions connected to the identified spatial characteristics are not applied in a systematic way. Further research is necessary to define the exact measures of the individual spatial characteristics and their combined application in multiresidential floorplan design.

    • The development of energy efficient buildings has been identified as a crucial part of the challenge to reach climate targets. Energy performance requirements are one of the most concrete and actionable parts of the sustainability program of urban development processes. However, after construction, there is often a lack of evaluation and follow-up of the energy performance requirements for the buildings, which limits the understanding of the state and progress of sustainable urban development processes and the ability to capture lessons learned related to energy performance. The aim of this paper is to provide insight into how the actual energy performance of buildings relates to the development process of an urban district that has been developed with a high sustainability profile. The urban district of Kvillebäcken (Gothenburg, Sweden) is used as a case study. The results of this paper contribute to a better understanding of the efficiency of the energy performance requirement as a tool during the urban development process, taking the actual energy performance of the buildings as a starting point.

    • his paper presents an in-progress design research conducted by teachers and students of Chalmers University of Technology (Sweden) and the University of Houston (USA), in the form of a Habitation Laboratory (HabLab) (Nystrom, et al. 2000) design studio and in connection with a Sustainable Living Lab project.The ‘HSB Sustainable Living Lab’, is a collaborative effort between the largest Swedish cooperative housing association, HSB, and Johanneberg Science Park, and will be built in 2014 as a student housing, located on Chalmers main campus. Its location offers a unique opportunity to merge research, education and outreach. A 400 m2 three-story building will accommodate 25-30 students and guest researchers. Student units are designed to be flexible and adaptable to possible layout adjustments and changes throughout a ten-year building permit timeframe. The structure will also include additional facilities such as an exhibition area, a common laundry room and various meeting zones. The paper identifies and investigates experiments in sustainable design education through the use of a design studio as the first stage within the larger “Sustainable Living Lab” research and building environment project. The goal of the educational initiative is implementing practice and construction experience into the learning process by combining hands-on approaches with theoretical development in trans-disciplinary real-life contexts, where design serves as a link between practices and disciplines. This is argued to be essential in the shaping of future responsible architectural practices. Possible applications of lessons learned for the design of future environments is a key inquiry. The project objectives are: developing participatory and user-centered design research methodologies and measures, as well as studying how sustainable innovations are applied and perceived in the living environments of everyday life.

    • Purpose: The goal is to examine how high energy objectives are reached in building projects in France and Sweden and whether these energy objectives have modified the balance of power within the construction business system.Background: France and Sweden belongs to two different national construction business systems. The organisation of project differs largely between the two countries in terms of responsibilities, expertise and roles when delivering low-energy buildings.Approach/research limitations: The research includes a presentation of the concept of construction business system. Then, two case studies focusing on the construction and operation of low-energy buildings are exposed. This focus on two projects which are not representative is also the limit of the study.Originality/value: The cases provide data on low-energy buildings in operation and try to explain the gap between real and expected energy consumption.Results: Energy and sustainability objectives have led to changes in expertise provided by the actors of the projects and supported a change of power. In both cases the architect has less influence. It is counterbalanced by the emergence of design offices/consultants specialised in energy efficiency. Energy targets are not met at the operation stage after one year of operation. However, in the Swedish case, the performance-based contract provides strong incentives to find solutions in order to reach the energy target established at the design stage.Practical implications: The cases indicate the need to integrate operators and users at the design stage of any building in order to reduce the discrepancies between expected and real energy performance and to satisfy the European Directive on the Energy Performance of Buildings.

    • Ta bort energikraven i BBR och ersätt dem med ändamålsenliga egenskaps¬krav. Gör sedan energideklarationerna värda namnet genom att inkludera hushålls- och verk¬sam¬hets¬el så att de kan användas för att följa upp energi¬användningen. I anslutning till Boverkets regeringsuppdrag (N2014/75/E) att definiera nya energihus¬håll¬ningskrav, finns det all anledning att diskutera om vi är på rätt väg med de krav på bygg¬naders energi¬prestanda som ställs i Boverkets Byggregler (BBR). Speciellt om dess uppfyllelse ska vara juridiskt bindande.

  • Case Torpa - en arbetsrapport inom forskningsprojektet ReBo

    • Rapporten är en del av forskningsprojektet “ReBo - strategier för integrerad hållbar renoveringav bostadsbestånd från folkhemsperioden”. Projektets mål är att ta fram integrerade beslutsverktygsom sammanväger kulturhistoriska, arkitektoniska och sociala värden med miljö-,tekniska och ekonomiska aspekter för att uppnå hållbar renovering. Arbetet har genomförtsi en transdisciplinär samverkansarena som förenar aktörer från industrin, akademin ochsamhället. För att få en konkret utgångspunkt i arbetet har vi studerat tre olika fall, eller Case,av bostadsområden som står inför förändring. Denna rapport dokumenterar ett av fallen, CaseTorpa. Torpa är klassat som kulturhistoriskt riksintressant. Fasaderna i gult tegel och ljus putsär enhetligt utformade och visar en stor omsorg om detaljerna. Området är uppskattat menfasaderna har fuktskador som behöver åtgärdas och byggnaderna har hög energiförbrukning.Syftet med Case Torpa var att ta fram en metod för att kunna prioritera och samordnaolika renoveringsåtgärder men också att dokumentera och testa en konceptuell modell,kallad ReBo-modellen, för att beskriva bostadsområdets olika värden inför en renovering.Metodutvecklingen genomfördes i en arbetsgrupp som representerade samverkanarenasalla kompetenser. Processen varade i strax över ett år och har innehållit fem Casemöten,flera arenaworkshops med alla partners inom ReBo-projektet, mindre möten mellan olikaaktörer samt eget arbete utfört av olika aktörer mellan Casemötena. Dokumentation avmetodutvecklingsprocessen är baserad på minnesanteckningar och ljudinspelningar frånCase möten och material som har tagits fram av projektpartners. För att testa ReBo-modellenhar data och information inhämtats från företag, litteraturstudier, internetsökningar, arkiv,kartor, statistik, driftdata, platsstudier, tekniska inventeringar, samtal och e-mail kontakter.Resultatet av metodutvecklingen är en Strategimatris som innehåller byggnadstekniska åtgärdspaketpå en axel och faktorer som påverkar vid renovering på den andra. Matrisen fungerarsom ett sätt att få överblick över vad som behöver åtgärdas och tas hänsyn till vid renovering.Som komplement utvecklades också en mall för fördjupning av åtgärdspaket som mer i detaljbeskriver hur olika aspekter såsom bevarande, miljö och hälsa påverkar och påverkas vidrenovering av ett specifikt paket av byggnadskomponenter. Resultatet av arbetet med ReBomodellenär en detaljerad nulägesbeskrivning av Torpa utifrån ett antal valda paramentrarinom områdena allmän beskrivning, teknisk beskrivning, miljöprestanda, arkitektoniskakvaliteter, sociala kvaliteter, kulturhistoriska kvaliteter, och ekonomisk prestanda. Testet visaratt och hur modellen kan tillämpas på ett bostadsområde. Rapporten avslutas med reflektionerkring Case Torpa där möjliga sätt att vidareutveckla processerna kring beslutsfattande vidrenovering och fortsatt utveckling av ReBo-modellen diskuteras.
