    • We investigate how increasing the information about applicantsaffects discrimination in the rental housing market. We letfour fictitious applicants, two with typical Arab/Muslim namesand two with typical Swedish names, use application letterscontaining different amounts of information to apply for apartmentsover the Internet in Sweden. The Arab/Muslim applicants receivedfewer responses from the landlords than did the Swedish applicants.All of the applicants gained by providing more information aboutthemselves, but the amount of discrimination against the Arab/Muslimapplicants remained unchanged, indicating that increasing theamount of information about the applicants will not reduce discrimination

    • We test for gender, class, and ethnic discrimination in the Norwegian rental housing market by using fake application letters. Females, individuals with high job status, and ethnic Norwegians are more likely to receive positive responses. For example, being an Arabic man and working in a warehouse is associated with a 25 percentage point lower probability of receiving a positive response when showing interest in an apartment, as compared to an ethnically Norwegian female economist. We conclude that gender, class, and ethnic discrimination do exist in the Norwegian housing market, and ethnic discrimination seems to be the most prevalent form of discrimination.

    • Analysis of transaction costs in multiple land use situations is helpful in policymaking and land use management, especially in natural resource management situations where interdependence prevails. By using reindeer herding–forestry land use management as an example, the aim of this study is to analyze transaction costs among stakeholders in a comanagement situation. The results demonstrate that a key variable driving transaction costs is the presence of a “land use plan for reindeer husbandry,” which is an interesting paradox as reindeer herders pursue the development of these land use plans even though this drives their transaction costs.(JEL D7, Q23)

    • Policymakers have largely replaced single-bounded discrete choice valuation by the more statistically efficient repetitive method: double-bounded discrete choice and discrete choice experiments. Repetitive valuation permits classification into rational and irrational preferences: (1) a priori well formed; (2) consistent nonarbitrary values “discovered” through repetition and experience;, (3) consistent but arbitrary values as “shaped” by preceding bid level, and (4) inconsistent and arbitrary values. Policy valuations should demonstrate behaviorally rational preferences. We outline novel methods for testing this in double-bounded discrete choice experiments applied to renewable energy premiums in Chile

    • This article uses a field experiment to evaluate effects of monetary treatments on usage intensity of an important improved biomass-burning cookstove promoted in Ethiopia. Understanding whether, how much and why improved stoves are used are important, because use frequency critically determines fuelwood savings and related benefits. We find that distributing stoves free-ofcharge is at least as effective for promoting short-run adoption as requiring payments or offering usage incentives. Free distribution is most effective at promoting both high and increasing levels of longer-run regular use. First period incentives do not better promote usage habits compared with the other two treatments. (JEL O12; O13)

    • Welfare change estimates obtained from discrete-response contingent valuation experiments normally assume a particular distribution of willingness-to-pay (WTP). Using conventional microeconomy theory, we derive upper and lower bounds on such  estimates. These bounds are interpreted statistically in terms of non-parametric estimators of mean WTP and its variance. Two contingent valuation surveys illustrate the proposed bounds, and the performances of the variance estimators are scrutinized with a Monte Carlo simulation. All calculations can be made by hand, .simplifying communication among those involved in interpreting results from contingent valuation studies using discrete-response data. [ABSTRACT FROM AUTHOR]

    • Forests in northern Sweden are used for both timber production and reindeer grazing. Negative externalities and open access effects threaten the ability of the region to sustain economic benefits from these uses. A discrete time simulation for three municipalities in northern Sweden suggests that modifying forest harvest practices can enhance profits from reindeer production, with relatively low timber opportunity costs. Such efforts to sustain joint benefits from these boreal environments are more likely to be successful in combination with control of reindeer herd sizes. [ABSTRACT FROM AUTHOR]

    • This paper investigates trust among stakeholders in fisheries management. We asked the general public, environmental bureaucrats, and recreational and commercial fishers whether they believed the other stakeholders have sufficient knowledge to have an opinion regarding fisheries management issues in a choice experiment they themselves had just been exposed to. We found that the general public and recreational fishers tend to trust bureaucrats, while bureaucrats distrust the general public. The commercial fishers deviate from the others with a high level of trust in own knowledge and low trust in all other stakeholders. The implications of low trust among stakeholders in fisheries are discussed.

    • This study analyzes how information about noise pollution affects neighborhood composition and households' choice of housing quality. I find that the announcement of a renewal of an airport operating contract induced high-income households to shift away from the zone exposed to airport noise. High-income households who still located in the airport noise zone after the announcement selected homes of better quality. These results help reconcile mixed findings on residential sorting in the literature. (JEL Q53, R21)

    • Traditionally, siting and sizing decisions for parks and reserves reflected ecological characteristics but typically failed to consider ecological costs created from displaced resource collection, welfare costs on nearby rural people, and enforcement costs. Using a spatial game-theoretic model that incorporates the interaction of socioeconomic and ecological settings, we show how incorporating more recent mandates that include rural welfare and surrounding landscapes can result in very different optimal sizing decisions. The model informs our discussion of recent forest management in Tanzania, reserve sizing and siting decisions, estimating reserve effectiveness, and determining patterns of avoided forest degradation in Reduced Emissions from Deforestation and Forest Degradation programs. © 2011 by the Board of Regents of the University of Wisconsin System.

    • Empirical studies of tropical forest hunting have shown the existence of marked spatial gradients of hunting effort, game harvest, and animal abundance, as hunters mostly hunt near villages, roads, and rivers. The mechanisms underlying these patterns have, however, hitherto been poorly known. This article presents a spatial bioeconomic model based on the concept of distance friction, that is, an increasing marginal cost of distance. The model is validated by comparison with an economic field experiment with Amazonian hunters and with previous empirical data on hunting.

    • Game species generate considerable benefits to society in terms of hunting values, tourism, and maintenance of ecosystem balance. This paper seeks to estimate hunting values for multiple hunted species by diseniangling the role of wildlife harvesting opportunities from other factors that affect hunting lease prices. We examine the determinants of hunting lease prices in Sweden using both spatial and nonspatial econometric techniques. Our analysis confirms considerable hunting values for fallow deer and wild boar. Also, the study reveals the presence of spatial spillovers in lease prices, implying that landowners have little scope for exerting monopoly power on the hunting lease market.

  • The spatial and temporal diffusion of agricultural land prices

    • In the last decade, many parts of the world experienced severe increases in agricultural land prices. This price surge, however, did not take place evenly in space and time. To better understand the spatial and temporal behavior of land prices, we employ a price diffusion model that combines features of market integration models and spatial econometric models. An application of this model to farmland prices in Germany shows that prices on a county-level are cointegrated. Apart from convergence toward a long-run equilibrium, we find that price transmission experiences short-term adjustments caused by neighboring regions.

    • Agri-environmental investment support that compensates landowners for the costs of wetland creation and restoration is considered an effective policy for increasing biodiversity and reducing nonpoint emissions in agricultural landscapes. This study assesses the extent to which such an agri-environmental scheme is propagated across landowners and examines determinants of the adoption of the policy in Sweden. Using spatiotemporal variations in the implementation of the scheme, we show that endogenous spatial interaction across landowners helps propagate the adoption of the scheme. We did not find spatial interactions to play a role in the disadoption of the scheme.
