  • Residential movements in connection to renovation of rented multi-residential housing: A pilot study

    • Residential movement and displacement as an effect of renovation has earned attention and also affected renovation practices in Sweden. While statistical studies have linked deep renovation to residential movement and displacement, there are no recent studies that investigate why people move or remain in housing areas that are renovated, and if and how the relocation is determined by the renovation. A pilot study was initiated as a means to develop a methodology to study residential movement in connection to renovation. In this paper, methodological considerations are discussed based on 31 interviews (face-to-face and telephone) with movers related to 34 municipally owned rented housing areas about to undergo renovation, as well results from a questionnaire sent to two finalised renovation projects (N=113). So far, the pilot study indicate that few relocations can be linked to the up-coming or finalised renovation in the studies cases. The questionnaire that was sent out to remaining tenants had a low response rate of 29%, and the efficiency of using questionnaires is discussed.

  • The voices of vulnerable tenants in renovation

    • This paper focuses on the intersection between agendas for housing renovation and social politics for ageing-in-place and social integration of people with psycologial disabilities. The aim is to understand how elderly tenants and people on a longer sick leave are affected by a renovation. In a sample of 79 interviews, 34 tenants decided to permanently relocate as a results of a renovation. When the renovation is a driver for permanent relocation, tenants do so to avoid disturbances and temporal evacuation. If the home is subjet to a comprehensive or deep renovation, rent increases is another reinforcing factor to relocate. While tenants that move prior to a renovation worry about how the renovation will affect their daily life and their economy, tenants that move after the renovation do so because they are dissatisfied with the results of the renovation. The findings calls for awareness for how housing renovation will affect vulnerable tenants and highlights the need for the design or appropriate communication strategies.

  • What are typical levels of housing renovation? A typology based on Swedish public strategies

    • The gap between energy policy and potential energy savings through renovation, and what is carried out in practice has been in focus of previous research. Various influencing factors such as economy, organisation, and social relations versus tenants has been studied to design guidelines to bridge this gap. There is a lack of empirical studies of how renovation is planned, and what factors will influence the renovation measures that are implemented. This paper takes the starting point in 42 on-going and planned housing renovation projects 2018 - 2021 carried out by three municipal housing companies in one major Swedish metropolitan area. Based on the character of these, three main types of housing renovation are defined. The most current type of renovation is bathroom and piping while climate envelope renovation and deep renovation are less common. Energy saving is decoupled from renovation activities which will have implications for implementation of policy for energy efficient renovation.

  • Relocation rationale - Why people move in connection with renovation projects

    • The existing housing stock is constantly in need of maintenance and renovation. Previous research has showed that renovation projects may force tenants to move involuntarily, and there is a correlation between the scale of the renovation project, the economic consequences for the tenants, and the relocation frequency. In this paper, the aim is to identify the reasons for tenants' choice to relocate, based on both quantitative and qualitative data. This paper is based on material from a larger study of tenants' experiences of housing renovation and their decision to relocate. From a large empirical material of 426 personal interviews with tenants living in municipally owned rental apartments within the city of Gothenburg, 117 respondents were identified, whose choice to relocate were directly linked to the renovation process. The interviews were transcribed, analyzed and coded into different categories. Preliminary results show that the majority of relocations that occur in connection to renovation projects are in fact not related to the renovation process in itself. The primary reason to move was to upsize, to move in with a partner, to move from rental to home ownership, and to live in another area. Arguments directly connected to the renovation process were to avoid the disturbances connected to living in an apartment while it was being renovated, or avoiding being evacuated and having to move several times, and avoiding the economic consequences of rent increases after the renovation. The results illustrate the vital role of the property owner in planning and organizing the renovation projects in order to minimize the disturbances for the tenants. It supports the current trend to divide renovation projects into smaller segments, applying more diverse strategies and avoiding one-size-fits-all-approaches to renovation.

  • Verifiering av krav och värden : Förstudie

    • Målet med denna förstudie är att inventera dagsläget och framtida möjligheter för verifiering av krav samt analyser av värden genom använda IKT och BIM. Detta ger nya möjligheter för byggherrar att skapa en mer värdedriven byggprocess med målet att optimera byggnadsverkets totala värde för dess ägare, brukare och samhället som helhet.Resultaten visar att verifieringar av krav och analyser/simuleringar av värden används i ganska begränsad utsträckning idag. De verifieringar som utförs är fokuersade på grundläggande information om utrymmen, t ex att rätt utrymmen finns med samt att de har ungefär rätt storlek. När det gäller analyser och simuleringar så är det kostnadsberäkningar och energianalyser som används i flest skeden.En av de främsta drivande faktorerna i utvecklingen av analyser och simuleringar är hållbarhetsdiskussionen. Användningen av miljöklassificeringssystem har blivit utbrett i byggbranschen. Litteraturstudien visar att det redan idag går att verifiera med hjälp av BIM att ett flerbostadshusprojekt kommer upp till LEED-guld (71 % av teoretiskt maxvärde). I en mer övergripande studie utgick man ifrån 132 hållbarhetsaspekter, och identifierade programstöd som kunde analysera 55 % av dessa aspekter.Regelbaserade kontroller av BIM-modeller har redan fått stort praktiskt genomslag, främst för kollisionskontroll. Ju mer utvecklade BIM-modellerna blir desto mer går att kontrollera. En av de mest använda programvarorna som använder denna teknik är Solibri Model Checker. Studier av denna programvara visade att tekniken skulle kunna användas för att automatiskt verifiera de flesta byggherrekrav, om relevant information finns i BIM-modellen.För en fortsatt utveckling behövs fortsatt implementering av verifieringar och analyser samt erfarenheter från praktisk användning. Men det behövs också att mer information läggs in i BIM-modellerna samt att brister i interoperabilitet (informationsöverföring) mellan BIM-programvaror byggs bort. Kvaliteten på analyserna är helt beroende av kvaliteten på indata, och att modellen är korrekt uppbyggd.Litteraturstudien gav ett antal indikationer på framtida inrikningar: Ett större fokus på tidiga skeden och en mer holistisk syn på hållbarhet är två sådanan tydliga trender. Det finns också en trend mot att verifieringar och analyser bör vara en del av en evidensbaserad produktframtagningsprocess där användarscenarier är en central del och där utvärdering av byggnadens användning samt verifiering och validering av människors upplevelser är en annan.

  • Byggherre-ICT:Förstudie om ICT-utveckling för byggherrefunktionen

    • Syftet med denna förstudie är att motivera och formulera hur svenska byggherrar, i egenskap av kravställare och beställare, ska kunna medverka till att påverka och drivautveckling inom ICT till nytta för byggherrefunktionen och därmed stärka byggherrens roll som förändringsagent.Förstudien har genomfört en enkätundersökning med svenska byggherrar avseende deras inställning till ICT. Resultatet visar att byggherrarna idag tydligt fokuserar på ICT somett redskap att hantera problem i produktfram-ställningsprocessen. Det är också inom detta område man ser de största affärsnyttorna. Det här är anmärkningsvärt, eftersom produktframställningen inte primärt är ett byggherreansvar. Resultatet visar också att de svenska byggherrarnas intresse och fokus ligger relativt sent i byggprocessen.

  • Using Construction Deficiency Reports and Product Models as Systematic Feedback to Avoid Design Errors Caused by Lack of Knowledge

    • Design errors cause a big part of the defects occurring in building production and maintenance. Earlier research have shown that the most common cause for design errors is lack of knowledge. Product-model based CAD-systems are increasingly used in structural engineering practice and it is well known that these systems reduce the design errors, mostly through better visualization and collision checks. The design errors caused by lack of knowledge are not prevented using product-model based CAD-systems as we do today. This paper describes a case study of design errors where the structural engineer is involved. The aim of the study was to find new ways to prevent design errors using the product-model based technique. The study supports earlier findings that the use of product-model based CAD-systems have a great potential in preventing design errors, especially co-ordination errors. The study also shows that many of the design errors caused by lack of knowledge could be prevented in future projects if the design errors from earlier projects were systematically documented and made available to the structural engineer in the design process. This could prevent as many design errors as is prevented by using product-model based CAD-systems today. The study shows that about 90% of the design errors that could be prevented in this way were situated where two or more elements meet. It was also found in the study that the information needed about the design errors could be retrieved from construction deficiency reports. Based on these findings it is argued that design errors, caused by lack of knowledge, can be prevented in future projects by making the information from the construction deficiency reports available and retrievable for the structural engineer by indexing them using information about the elements meeting where the design error occurred.

  • Determining spatial characteristics for circular building design: The case of kitchen alterations

    • Kitchens are frequently altered leading to unnecessary material flows. End-users’ wishes to customise their kitchen based on their changing priorities have been recognised as one cause for frequent alterations. Complementing previous research investigating kitchen alterations, this paper focuses on the spatial characteristics of the room. Spatial characteristics have been identified as determining factors for developing circular solutions for kitchen design which could reduce the extent and impact of alterations. Eleven households in Swedish villas, apartments, and terrace houses have been interviewed about their kitchen alterations to answer the research questions: What spatial alterations do they implement? and How could the spatial design of kitchens be formulated to support a circular built environment?. The outcome of the alterations has been documented through floorplan drawings and photographs. Based on the findings exemplifying end-users’ alterations, circular design strategies are recommended for the spatial design of the kitchen. These strategies have the potential of slowing the loops by enabling end-users to reshape their kitchen without extensive alterations and decreasing resource use and waste production. In conclusion, this paper urges professionals in the kitchen industry to use the formulated circular design strategies to create a building stock that is part of a circular economy.
